Please read instruction for using the tenancy agreement template. 
Note you have to sign in to a google account to edit. 
(After you sign in, Do not edit the original template. Make a copy first). 

How?. 
Step 1. Go to file, click "make a copy" and give the document a name. 
(Example name it, Miami Green D-10-3 tenancy agreement. 

Step 2. After you have edit and fill in the details, then you can share with your client for review and approval. 
Remember to change from edit mode to view mode (Better to disallow client to edit). 
To share go to file. Click "Share".

Type your message. Example " Dear Sir, Tenancy agreement attached - please review and revert. Any changes is subject to the aggrement of both parties. If you are ok with it, we can print out the hard copy for signing. Thank you". 

Step 3. Add email address of persons you want to share and the click "Send". 
Thats all. Thank you. 

Note: Do advise your clients to please allow 1 week time-frame for stamping completion process. 

How is the the stamp process done?. 

1. After both parties have signed the contract, the agent have to fill in an online form and wait 2-3 days for approval from stamp office officer. 
2. After approval code is given, the agent will need to travel to the Penang Stamp office to make stamp duty payment and only then the hard copy will be stamped). 
3. Do advise your clients to please allow 1 week time-frame for stamping completion.
